BUILDER'S WARRANTY INSPECTIONS

If you are having a specific issue with your home that you don't understand and can't get to the bottom of this form of inspection may be ideal. The focus is more narrow than a full inspection, as I'll concentrate on the issue in hand and how the various building systems are interacting together in order to cause it. This is where a good home inspector is invaluable, and in particular where my home renovation background provides a distinct advantage. We can also advise you on what maintenance is required on your home and help you establish a maintenance schedule based on your budget.

INTERNACHI'S HOME INSPECTION STANDARDS OF PRACTICE

This is our full-service inspection package for homebuyers. We’ll inspect the structure, systems and components of your home, inside and out, from the foundation to the roof, using the latest tools and technology. We encourage you to attend your inspection so that we can describe our process, explain our findings, point out important maintenance items, and answer all of your questions. With training by InterNACHI, we adhere to a comprehensive Residential Standards of Practice.

We will compile our findings in an easy-to-read report, which will include detailed descriptions and digital photos of any issues we’ve discovered. Our job isn’t finished until you understand everything in it.

If you have already purchased a new home that is less than a year old then you may wish to consider having a builders warranty inspection conducted. Generally a Builders warranty is valid for twelve months so it is advisable to have it inspected at the eleven month point. In fact, many builders will encourage you to have an inspection at some point in owning the home as some issues just don’t present themselves until the home has been lived in for a while.  We can conduct this form of inspection so you can submit a report to your builder for repairs.

A home inspection is a non-invasive, visual only examination of your home, designed to identify material defects. These material defects may include any combination of mechanical, structural, electrical, plumbing or other essential systems or portions of your home. There is no crystal ball though. 

Your home inspection will assist you in evaluating the overall condition of your home. The inspection will be based on the observation of visible and apparent condition of its structure and components on the date of the inspection, and not the prediction of future conditions.

You should expect to find problems in your house that were not identified in your home inspection report, and that's because a home inspection will not reveal every problem that exists or could ever exist, but only those material defects that were observed on the day of your inspection. A material defect is a condition of a property or any portion of it that would have a significant adverse impact on the value of the property or that involves an unreasonable risk to people on the property. The fact that something is near, at, or beyond the end of its normal use life does not make it a material defect. 

A Pre-Offer Inspection is ideal for real estate investors who may make offers on multiple homes. Our pre-offer inspections are conducted using exactly the same standard of practice as our Pre-Purchase Inspections. Photographic documentation is employed but without the written report or a Buy Back Warranty.  You are provided with a full verbal overview detailing the present condition of the home. If you require a written report then this can be produced for an additional cost.

​This form of inspection is ideal if you're having a new home built. Many people think that new homes don't need to be inspected but that's rarely the case. New homes are built to building codes but please understand that these are just minimum standards that homes should be constructed to; anything less is essentially illegal. Building codes are not a guarantee that “best practices” have been used when constructing the house. Local building officials will check on the construction but they are generally overworked and don't often have as much time as they would like to inspect a new house.


A home inspection will give you the benefit of a third party looking at the house in order to evaluate the overall quality and design of the building. It will also provide you with an understanding of what maintenance it will require. You will receive a helpful punch list of small repair items, and occasionally, significant problems are uncovered that may save you money and future headaches.

This is similar to a pre-purchase inspection but the focus is a little more narrow and is optimized for renters rather than home owners. We can inspect your rental property upon your move-in to document its condition and record any issues that it has. By doing this at the front end of your occupancy helps avoid any disputes with your landlord upon your move-out.

​This is ideal for home sellers that wish to understand if their home has any issues prior to putting it on the market. This inspection is exactly the same as a pre-purchase "full" inspection but is performed for the seller, providing upfront information about the condition of their property. This gives you more control over repairs and potentially strengthens your negotiating position. Its real value is it provides visibility of issues in advance of negotiating a purchase agreement, which in turn enables you to resolve those issues or have them accounted for upfront in the asking price. This can minimize stress from last minute negotiations once a purchase agreement is tendered. It's been reported that homes that have a pre-listing inspection generally sell faster and have fewer inspection-related issues to negotiate, thus enabling a smoother transaction.
